HOME RUN!

159 Markland St, Hamilton, ON c.1880s

This circa 1880s board and batten worker's cottage steps up to the plate and hits a home run.

159 Markland Street stands out from the crowd through statement over scale. Unassuming but undeniably gorgeous at first glance.

Neighbours and passersby have long admired the curb appeal from the sand coloured wooden siding, creamy window trim and the grounding black accents on the front door, garden fence and cobblestone pavers which compose the private (and rare) side driveway. The finishing accoutrements are topiaries, English garden landscaping, and classic statues from a stone fruit basket to the iconic artichoke, symbolizing hope for a prosperous future.

Over 130 years ago this home would have been built by a farmer who had a large parcel of land, or a factory owner, as accommodations for their most valuable workers.

The board and batten style system is a fine example of the virtues  of strength beauty and utility. The technique illustrated the middle class craving for high style that's found throughout history and extends to the present.

The sense of history still abounds but the home has since been elevated by a glorious addition and period sympathetic updates that provide a sense of calm, literally and figuratively.

Located on the border of the Durand-Markland Heritage Conservation District, this 2+1 bedroom home has been lovingly restored and extensively renovated by its current owner. The hardwood floors were refinished, the roof replaced, gothic carpenter details and plaster walls restored, utilities and  mechanics fully updated and a wall was blown out at the back of the house to replace a ramshackle addition with a dream sunroom and kitchen.

The new space is flanked by windows and a set of French doors which flood the space with copious amounts of light. The adventure continues outside to a world class garden featuring professional landscaping, pea gravel walkways, a flagstone patio and a statement pergola.

A den features two custom shaker cabinets displaying a collection of blue and white ware and the original pine floors have been painted with a stunning honeycomb pattern.

The main level bathroom is a showstopper with its large glass walk-in shower including skylight and rain shower head above. Literally bathe in sunlight. And the standout feature is the Waverly wallpaper in a Chinoisorie pattern.

The entire home is painted in calming and historic palette from the putty shade that spans the centre hall foyer, the rich salmon shade in the combined living and dining space, and the serene blue in the master bedroom retreat.

The presence of 159 Markland is truly captivating and must be seen to be appreciated. So much more to discover from the finished basement with an oversized standalone tub and antique-style built in vanity, to the ‘sightlines for days’ foyer that spans the house from front door to back, pleasing the eye with layers of doorways, transoms and hanging lanterns. Not to mention the living room's cozy gas fireplace and original mantel surround.

FRESH FACT:

This similar 1880s cottage at 15 Alexander St (only 2 beds) recently SOLD in a flash with a list price of $715,000. Both great neighbourhoods but in my opinion Markland is more prestigious so I'm guessing that plus the added bedroom will fetch top dollar!
